We compile all findings, make any necessary strategy adjustments, and present the complete Crispr property checklist, materials, and proposed management strategy — in person whenever possible. The management fee proposal is presented at this meeting, not before.

We personally walk you through the owner portal — how to view financials, monitor maintenance requests, access inspection reports, and communicate with the Crispr team directly through the platform.

We show tenants how the screening process works, how to submit rent, how to file maintenance requests, and how all communication flows between tenant, Crispr, and owner. Clear expectations from day one eliminate friction throughout the tenancy.

We confirm exactly when owner distributions will occur each month — net of the management fee and any approved expenses — based on the rent due date. No ambiguity, no surprises.

08 — Daily Operations
Day-to-Day Management

This is where Crispr separates itself. Most property managers react — Crispr monitors, anticipates, and acts. We run an active, daily management loop on your asset, keeping you informed and your property performing at its peak with no additional fees for any of it.

Daily Asset Monitoring & Optimization
We monitor your asset every day — tracking rent collection status, maintenance activity, market conditions, and any emerging issues. You are alerted immediately when anything requires your awareness, and Crispr handles everything that doesn't.

Renewal Process — No Renewal Fee
Crispr manages the entire renewal process at no additional charge — something virtually unheard of in the industry. We re-evaluate market conditions, adjust the proposed rent based on our scoring system (condition, supply/demand, lease duration, tenant quality), notify the tenant 60 days before expiration, and execute the renewal on time.

No Lease-Up Fee
We do not charge a separate lease-up fee — another industry standard Crispr has eliminated. Placing a qualified tenant is part of the service, not an add-on billed at 50–100% of first month's rent.

Evictions & Set-Outs — Fully Handled
In the event an eviction or set-out becomes necessary, Crispr is fully responsible for managing the process. The owner is notified but kept hands-off. We expect this scenario to be rare given our rigorous screening protocols — but if it happens, we handle it.
